About the Author
David Brown practices law in the Monterery, California area, where he has represented both landlords and tenants in hundreds of court cases -- most of which he felt could have been avoided if both sides were more fully informed about landlord/tenant law. Brown, a graduate of Stanford University and the University of Santa Clara Law School, also teaches law at Monterey College of Law and is the author of Fight Your Ticket in California, Beat Your Ticket and others.
Ralph Warner is widely recognized as a pioneer of the do-it-yourself law movement, he founded Nolo with Ed Sherman in 1972. He began publishing do-it-yourself law books written by him and his colleagues after numerous publishers rejected them. Warner holds a law degree from Boalt Hall School of Law at the University of California at Berkeley and an undergraduate degree from Princeton.
As Nolo's managing editor, Janet Portman oversees editorial work on all Nolo books. She specializes in residential and commercial landlord/tenant law, legal issues related to courts, landlords and tenants, and neighbor disputes. She is the author or co-author of Every Landlord's Legal Guide, Every Tenant's Legal Guide, Renters' Rights, Leases & Rental Agreements, The California Landlord's Law Book: Rights and Responsibilities and others. A nationally syndicated columnist with Inman News, Portman's column, "Rent It Right," appears regularly in the Washington Post, Chicago Tribune, and other prominent newspapers and websites. Portman received undergraduate and graduate degrees from Stanford University and a law degree from Santa Clara University. Before joining Nolo in 1994, she practiced law as a public defender.

A very good start to understanding how to be a landlord and stay out of trouble

I've been using this book and forms for the last 12 years under a previous edition. It is a good investment if you are just starting out as a landlord and need to understand how the California law works, and has many useful forms. This edition seems to be a direct re-write of the previous edition I have, and there are some areas of the book that appear to contain old information. I purchased this edition and downloaded the new forms in May 2013, a month after the book was released. I discovered by speaking to an attorney in September that one of the forms I downloaded and used was more than a year out of date, which did have some minor negative consequences for me. I checked online for updated forms in late September, and sure enough, they had *just* been updated. So - buyer beware, absolutely make sure the forms you use are up to date with the law!

Forms very difficult to download

I last bought this book 8 years ago in paperback form with a CD with the forms. This digital version promised the forms were available from the website. The catch: you can't download all the forms at once; nor can you download a single form of your choosing. You get re-directed to an "egnyte" page, hit download, and one form is downloaded. You have to keep hitting download to get each form one-by-one, in whatever order Nolo has them in, until you finally download the form you want. I trust the information in Nolo books, but there is no excuse for this clumsy, time-consuming way to download the forms.

A good foundation for Landlords

Compared to the other costs of being a landlord, this book is an inexpensive and useful foundation. It's not an end-all, as even this March 2013 version doesn't cover newer, better, ways performing a background check, such as TransUnion's SmartMove, nor go into depth about Craiglist, *the* most popular site for advertising rentals. However, internet searching easily fills in these gaps. The forms are no longer on CD and are directly downloaded from the Nolo press site, which I find more convenient. The forms are in PDF and RTF formats. I don't use Microsoft Office, and I found how they formatted their RTF documents irritating in OpenOffice (hint: open them in Microsoft Works first, save, then open in OpenOffice).
