About the Author
Marcia Stewartwrites and edits for Nolo on landlord-tenant law, real estate, and other consumer issues. She is the coauthor of Nolo's Essential Guide to Buying Your First Home, Every Landlord's Legal Guide, First-Time Landlord, Every Tenant's Legal Guide, Leases and Rental Agreements, Renters' Rights, and The Legal Answer Book for Families.
Ralph Warner, a pioneer of the do-it-yourself law movement, co-founded Nolo in 1971. He began publishing do-it-yourself law books after numerous publishers rejected them. Warner holds a law degree from Boalt Hall School of Law at the University of California at Berkeley and an undergraduate degree from Princeton.
Janet Portman, Nolo’s executive editor specializes in residential and commercial landlord/tenant law. She is the author or coauthor of Every Landlord's Legal Guide, Every Tenant's Legal Guide, Renters' Rights, Leases & Rental Agreements, The California Landlord's Law Book: Rights and Responsibilities, and others. Portman received undergraduate and graduate degrees from Stanford University and a law degree from Santa Clara University. Before joining Nolo in 1994, she practiced law as a public defender.

Landlords - Start Here, Save Time

I got this book because in the last 2 years both my son and husband became landlords and I have spent countless hours hearing their concerns. They have 3 rental properties that are in MA and NH. I wish they had this book at the start of their adventure. It contains straightforward, easy to understand, and practical advice. Some of it is common sense and you will already know, like when you purchase a rental property make sure you get all documents from the previous owners. How to deal with noisy tenants, understanding mediation, and the finding and screening new tenant’s sections were helpful and validated our situations. It is an excellent and accurate starting point for any legal action needed. One situation involves an eviction, this book is validating and in line with what they have learned. They would have saved many hours researching online if they had this book to start. Appendix A contains state specific Landlord Tenant Law Charts and Appendix B has a link to about 30 forms that can be used.

This is a fantastic book on the legal aspects of owning and renting property. I am a real estate investor and I have always considered the renting of property to be the most challenging aspect of my business. This book breaks down my legal rights and the rights of my tenants. It has become an invaluable guide for use with my business.

The Bible for a Landlord or Landlord-To-Be

I got this book as a practical resource for getting into real estate. There are plenty of books available in how to buy investment properties. These motivate you into getting started. But few explain EXACTLY what you need to do step-by-step. This is THE book for actually becoming a landlord. It is big about 1" thick, and full of practical advice reviewed by the legal team at Nolo. I have been using Nolo products for many years - I view them as the Consumer Reports for legal matters.
Random topics from flipping through the book: Avoiding fair housing complaints and lawsuits, Craigslist and other online advertising resources, Dealing with prospective tenants and the application form (with consent to credit check), Keeping info on rejected applicants, the lease and rental agreements (with examples), When you can raise rents, How to handle the security deposit, Avoiding discrimination (pets, drug users, etc.), Property managers and property management companies, Cotenants and sublets, Landlord's duty to repair and maintain, Move-in and move-out issues, late rents and evictions.
The book ends with tables of specific landlord-tenant laws by state.
The book is more of a reference than a read through, though a prudent landlord (or landlord-to-be) would make good use of time skimming every page and reading the non-obvious.
